Basin Harbor Club is a delightful spot with plenty of family-friendly activities and stunning views of the lake. The staff goes above and beyond to create a memorable experience, like arranging campfires and s'mores for us. However, the cottages could use some updates for the price, and the waterfront area needs more attention for cleanliness.

While our cottage was cute and clean, it felt a bit run-down considering we paid over $1,000 a night. Definitely room for improvement.

The service was exceptional, with the staff always happy to assist. They responded promptly to our requests and made our stay more enjoyable.
Location

Situated right on the shores of Lake Champlain, the location is perfect for enjoying water activities and exploring the nearby area.

Our dining experiences were very satisfying, especially with the all-inclusive plan. The breakfast was diverse and the sushi at dinner was fantastic.
Facilities

There were lots of great facilities available, including a pool and a variety of sports. However, the waterfront area, especially the trampolines, needed more regular cleaning.

6.0/10

My stay at Basin Harbor had some high points, including the beautiful lakefront views and engaging family-friendly activities. However, the cottages were outdated, and I encountered service issues that left a lot to be desired. While the breakfast buffet was good, the overall dining experience didn't meet my expectations given the price. Overall, it was a mixed bag, and I think the resort needs to modernize its accommodations to truly match the cost.

Rooms
5.0
The cottage we stayed in was outdated, with stained carpeting and dust in the corners. Given the price, I expected a more modern and clean space.
Service
6.0
Service was inconsistent, with some issues around reservations and delayed seating at breakfast that did not leave a good impression.
Location
6.0
While the secluded location offers peace and quiet, it's quite far from downtown Burlington, making it less convenient for exploring local attractions.
Dining
6.0
The breakfast buffet had a good selection, but other dining options were lackluster, especially the picnic on the dock.
Facilities

There is a decent variety of outdoor activities available, but I didn’t take advantage of many due to the cool weather during my visit.

5.2/10

My stay at Basin Harbor left me feeling quite disappointed, particularly with the cottage accommodations that did not match the expectations set by their online imagery. The experience of being charged for items that should have been complimentary added to the frustration. However, the natural beauty of the location remained a standout feature throughout our visit, despite the service hiccups we encountered.

Rooms
5.0
The cottage we stayed in had a musty smell and was overall very outdated with poorly maintained features. Given the price we paid, the condition felt unacceptable.
Service
5.0
The service we received was inconsistent, and at times, the staff made us feel like we were inconveniencing them rather than receiving help with our issues.
Location
8.0
The location by Lake Champlain offers stunning views, though it is quite remote, making access to outside attractions a bit limited if you don't have a car.
Dining
5.0
While we enjoyed part of our dining experience, the fact that breakfast was not available at the time we arrived was disappointing, and some charges for basic items felt unjustified.
Facilities
6.0
The resort had various facilities for activities, although we did not use many due to the weather during our stay. There's potential for better upkeep on the cottages.

Basin Harbor offers a picturesque setting with breathtaking views of Lake Champlain and a variety of outdoor activities. However, our cottage left much to be desired, resembling more of a rundown space than the luxury implied by the price. While some dining experiences were enjoyable, there were shortcomings in missing items from our orders. Overall, it's a place with potential, especially for larger gatherings, but it could use improvements in accommodations and dining consistency.

Rooms
5.0
Our one-bedroom cottage was clean but showed signs of wear, which was disappointing given the price we paid. It felt outdated and poorly maintained.
Service

The staff were very attentive and friendly, making an effort to make our stay pleasant. However, there was no resolution offered for our cottage situation.
Location
9.0
The resort is beautifully located alongside Lake Champlain, providing stunning views and access to various lakeside activities.
Dining
6.0
While we enjoyed the sushi at the lounge, our experience with takeout was less than ideal, as we encountered missing items from our orders.
Facilities

There were numerous activities available, but some areas felt crowded and had limited access due to reservations for private functions.

My experience at the resort was a mixed bag. On one hand, the natural surroundings offered incredible outdoor activities and a relaxing atmosphere to unwind. On the other hand, there were several maintenance issues that detracted from the experience. The dining options were limited, especially during the off-season, making it difficult to find convenient meals without planning ahead.

Rooms
7.0
The cabins were rustic and provided a comfortable experience, though they could use some refreshing and updates.
Service
6.0
Service was decent, but I found myself needing to follow up on basic room necessities, which wasn't ideal.
Location
9.0
The resort is beautifully located by Lake Champlain, which enhances the experience with various outdoor activities available to guests.
Dining
5.0
Dining could be a challenge as the restaurant was closed on Sundays and Mondays, leaving limited options for meals.
Facilities
6.0
While there were plenty of outdoor facilities for activities like boating and hiking, some areas appeared unkept, impacting the overall ambiance.
